Responsibilities of Manager

•              Hose down sidewalks and front entrance (weather permitting)

•              Clean and police path of tenant trash removal (freight elevator) each morning for wipe downs and debris removal where applicable

•              Wipe clean all glass at front entrance and aluminum edge. Wipe clean stainless steel at building lobby interior

•              Wipe clean stainless steel at base of building lobby entrance exterior upon completion of hosing down sidewalk

•              Wipe clean all elevators inclusive of cab glass and finishes in lobby. Spot sweep exterior sidewalk to the entirety of Building's Premises

•              Work closely with Building Management as well as 3rd party vendors to ensure

the day to day operations are running properly and safely

•              Address deficiencies in the building as needed

• Basic plumbing
• Basic electrical
• Painting
• Patching
• Mopping
• Cleaning

•              Implement a maintenance schedule

•              Check that all systems in the building are operating effectively

•              Develop an emergency program for the operation and maintenance of equipment

•              Monitor all physical structures and ensure that landscaping is following building standards

•              Ability to act as Fire Safety Director

•              Forman will work to necessary certificates such as the S-12 &S-13 Sprinkler/Standpipe and P98 Fuel Piping as well as any other certificates required by Management

•              Respond to all emergencies at the building 24/7

•              Other tasks may be assigned as per the direction of Building Management

•              Weekly Responsibilities of Day Forman

•              Wipe down glass of elevator cabs in lobby and elevator saddles throughout
